Modules

Space Management

This module allows you to quickly build and easily maintain an accurate space inventory, including synchronized floor plans and database records. ArchiFM enables your staff to quickly perform analyses of the corporate portfolio, including departmental utilization and vacancy, breakdown of space by type, leased and owned space, average areas, adherence to planning standards, and many other planning and management questions. Since it is often easier to convey complex alternatives graphically, analyses done within the database can then be illustrated with the floor plans.

Occupancy Management

ArchiFM helps you track occupancy using a variety of methods. Organization charts of any size can be described in the system, and rooms can be assigned to any node on that chart. If departments share spaces, this too can be tracked either on a room percentage basis or by the departments of individual occupants. People can be assigned to spaces on a time basis. If people working different shifts use the same space, the system understands how that affects overall room utilization and reports accordingly. Ranks can be assigned to people, so the average station size per planning standard, department, floor or building can be easily calculated. With this level of occupancy management, vacancy and chargeback figures can be easily and accurately calculated and reported.

Move Management

ArchiFM offers a wide range of options in assigning attributes to people, whether it be a cost center, departmental data, voice and telecommunications needs, space standards, or personal requirements. When occupants move from space to space, ArchiFM automatically creates and maintains a move history file, and carries all desired information with the person to the next space. The floor plans and database are automatically synchronized as the moves are done, and can be reported on immediately. Individual moves can be handled by dragging and dropping plan symbols or by updating database records. Group moves can quickly and easily be done using forms that display and automatically update key occupant information.

Lease Management

ArchiFM tracks leases, tenants, related expenses, invoices, rent rolls, and other related information. Contract data can be locked to prevent accidental modification, and lease- related information can be displayed on floor plans. Different utility charges and cyclical expenses can be apportioned to specific tenants in the building in a number of ways, including discounts. Invoices paid by the owner can be tracked and billed back to tenants along with all other rent charges.

Asset Management

Different facility managers need to track different types of assets such as computer equipment, furniture, or other fixed or moveable equipment. ArchiFM enables you to define any asset type within a tree structure and to then define the fields those assets require. RealSync makes reconciliation between database records and floor plans far simpler than before possible. Assets can be assigned to people or rooms. If assigned to people, a person move automatically moves the related asset. Dragging and dropping an asset on the floor plan automatically updates the database. Full reporting and analysis of all asset attributes is just a click away.

Cost Calculation and Chargeback

Chargeback methods vary from basic to highly complex, in terms of the amount and source of the data calculated. ArchiFM was designed to handle chargeback calculations at any level of complexity. Costs can be derived from a combination of occupied or leased area and a rich internal array of cost types, but can also be supplemented with data from corporate, departmental, or external information sources. Using the ArchiFM API, data external to ArchiFM can be automatically linked so that full chargeback calculations can be reported on within one application.

Data Management

ArchiFM is available on both Oracle and SQL Server database platforms, and is fully scalable from small organizations to worldwide enterprises.

For integration with other computer applications or files, ArchiFM supports data exchange technology such as: ODBC, XML, ADO, RDO, IAI, and IFC. ArchiFM also supports a variety of data file formats, including: ASCII, TEXT, RTF, GDL, BAPI (SAP), and all Microsoft Office formats.

For users who need to get information or perform tasks using a Web browser, the optional WebServer application enables the full distribution of data, drawings, and the full edit, view, query, and reporting features of ArchiFM.

ArchiFM has a full Application Programming Interface (API), which supports C, C++, Visual Basic, Java, XML, IAI, and IFC protocols.

Drawing Management

ArchiFM is highly interoperable, seamlessly supporting the following 2D and 3D file formats: DXF, DWG, DWF, DGN, HPGL, PLN/IFC.

RealSyncTM automates the tedious process of reconciling data in CAD and database applications, allowing users to immediately identify differences and accept, retain, or modify the data from either source.

ArchiFM includes ArchiCAD, an object-oriented architecture application which links facilities data to floor plans, site plans, animations, and other building images, whether on the system or the Web.

ArchiFM also supports the following Drawing Output Formats: JPEG, TIF, GIF, BMP, WMF, QuickTime VR, Real VR, QuickTime MOV, AVI, FLI.

ArchiCAD's GDL Object Technology allows easy (drag & drop) import and use of building objects, such as furniture, lighting, or other manufactured products. Data can be pulled down from the Web, across a network, or from building file to building file. Each object carries with it manufacturer data, and 2D and 3D representations. The result is a simple and easy way of keeping drawings and data current.

User Feature

ArchiFM enables the customization of Graphical User Interfaces (GUI) for specific groups or individuals using facilities information. The result is far more efficient and simple user access for those with limited or tightly focused system use. The customization is made easy in part because the user interfaces are created with Java or Visual Basic scripts interacting directly with the API.

The database is fully synchronized with floor plans and plan symbols. A change on one side automatically updates the other in real time. The user is also given simple tools that make data comparison and updates much simpler across both platforms.

While the database and CAD are easily synchronized, both components can also run on a standalone basis, so executive users requiring only alphanumeric reports may just have the database component on their system, calling drawings over the network when necessary.

In addition to "click and run" reporting and querying, Easy SQL allows quick ad hoc reporting when new questions are asked. ArchiFM has Crystal Reports embedded in the product. Users may make and store report and query formats for any member of the corporate community requiring facilities information.

Despite the ability of ArchiFM to hold the complete reservoir of facilities information, data navigation is easy, due to familiar tree, relational, and other structures.
